If you’ve been hearing talk about home prices “dropping” in Bellingham or Whatcom County, let’s set the record straight: what we’re seeing isn’t a downturn — it’s a return to normal.
After years of surging demand, record-low inventory, and bidding wars, the market is finally rebalancing. That’s not bad news — it’s healthy.
According to September’s Northwest MLS report:
Median price: down 2.1% to $615,000
Days on market: up from 34 to 43 days
Inventory: up 38.5% year-over-year
Pending sales: up 14.9%, proving buyers are still active
So yes, prices have dipped slightly — but the activity tells a more complete story. Buyers are back, listings are increasing, and homes that are priced and presented well are still selling quickly and close to list price.
I’ve been helping clients buy and sell homes in Bellingham for over two decades, and I can tell you this: markets like today’s separate experienced agents from the rest.
Many newer agents — those with fewer than five or even ten years in the business — have never worked through a normal market cycle. They’ve only known frenzied conditions where nearly everything sold instantly. But real estate doesn’t always move that way.
Understanding how to price strategically, negotiate confidently, and adapt marketing in changing conditions comes from years of experience — and that’s exactly what I bring to every client relationship.
For sellers:
Slightly longer market times simply mean presentation and marketing matter more than ever. The right strategy still gets strong results.
For buyers:
More listings and less competition create opportunities we haven’t seen in years. With the right guidance, you can find a home you love without the stress of bidding wars.
This isn’t a falling market — it’s a normalizing one. And that’s good news for everyone who values smart strategy over hype.
If you’re thinking about buying or selling in Whatcom County, let’s talk about how to position you for success in this more balanced market.
