Bellingham Housing Market Update: What the Latest Data Tells Us

As someone who has called Bellingham home for over 35 years and spent the past 22 years helping clients navigate our local real estate market, I know that housing trends aren’t just numbers—they tell the story of our city’s growth, challenges, and opportunities. The latest housing statistics from the City of Bellingham Planning Department provide valuable insight into where we stand and where we’re headed.
Bellingham continues to face a low housing inventory, a challenge that has persisted over the past decade. The data shows that new home construction is increasing, but not at a pace that fully meets demand. With limited developable land, especially within the city limits, competition remains high for available properties. We are also landlocked to a certain extent, which further constrains housing availability and drives up prices. This dynamic is keeping home prices elevated and ensuring that well-prepared buyers need to move quickly.
Home values in Bellingham have seen steady appreciation, though at a slower pace than in previous years. Median home prices remain significantly higher than they were five years ago, reflecting strong demand and limited supply. Affordability remains a major concern, with first-time buyers and lower-income households feeling the squeeze the most. We don’t have a strong local job market, but people have and will continue to live here for the quality of life and outdoor active lifestyle. This, combined with our constrained housing supply, makes affordability a persistent issue. While interest rates have fluctuated, buyers continue to look for creative ways to secure homeownership, from rate buydowns to leveraging local down payment assistance programs.
The rental market remains tight, with vacancy rates hovering at historic lows. Rent prices have continued their upward trajectory, making it challenging for many residents to find affordable housing. The demand for rentals, particularly in walkable neighborhoods with access to transit and amenities, remains strong. This has also led to increased interest in accessory dwelling units (ADUs) and multi-family investments as property owners look for ways to maximize their real estate assets.
Bellingham’s efforts to address housing shortages include zoning changes aimed at increasing density in certain areas. Recent policy shifts have opened the door for more duplexes, triplexes, and townhomes in traditionally single-family neighborhoods. The city is also encouraging transit-oriented development, focusing on areas like the downtown core and Cordata where infrastructure can support higher-density housing. These changes will help shape the next chapter of Bellingham’s growth.
For buyers, preparation is key. In a competitive market, having financing in place, working with a knowledgeable agent, and being ready to act quickly can make all the difference. There are still great opportunities to be found, especially for those open to exploring different neighborhoods or home types.
For sellers, demand remains strong, but pricing strategy matters more than ever. Buyers are more discerning, and homes that are well-presented and priced appropriately are still moving quickly. Strategic marketing—including my proven 'Make My Home Famous' campaign—can help ensure top dollar and the best possible terms.
Bellingham’s real estate market is evolving, but the core principles remain the same—supply and demand continue to drive pricing and competition. The combination of limited land availability, a moderate job market, and a high quality of life keeps housing affordability a complex challenge.
