If you’ve been keeping an eye on the Bellingham housing market, you’ve probably noticed a trend: home prices keep going up! 🚀 But why? And will they ever come back down? Let’s dive into the factors shaping our market, from population growth to construction slowdowns, and what this all means for buyers, sellers, and investors in Bellingham.
Bellingham’s growth isn’t just a local story—it’s part of a much bigger trend along the I-5 corridor. Over the last two decades, Washington State has seen a 30% population increase, and Bellingham has grown right along with it. 🌱 But while people kept moving in, home construction didn't keep up.
During the Great Recession (2006–2013), Bellingham added 6,500 new residents while new housing construction plummeted by 70%. The City only issued 1,889 housing permits in that seven-year stretch—far below what was needed to accommodate new demand.

It’s not just about supply and demand—market forces have played a huge role in driving prices up:

✅ Interest Rate Shock – Mortgage rates jumped from 4% in early 2022 to nearly 8% in 2023, making financing more expensive for both homebuyers and builders. 🏦💸
✅ Zoning & Development Limits – Historically, Bellingham’s zoning laws restricted the development of affordable home types (duplexes, condos, townhomes). While recent updates like the Residential Multi (RM) zoning changes, Infill Toolkit, and ADU regulations have started to address this, change takes time.
The good news? Interest rates are starting to soften as of 2024, but we’re unlikely to see the super-low 2020–2021 rates again anytime soon.
Here’s a key issue: wages haven't kept up with home prices. From 2000 to 2020:
📊 Median home values in Bellingham increased by 80% (adjusted for inflation)
📊 Median family income increased by just 20%
That’s a massive affordability gap. The private market is primarily building homes for higher-income buyers, meaning middle-income families have fewer and fewer options.
While city policies are starting to address this, it’s clear that the housing affordability challenge won’t be solved overnight.
Despite the challenges, Bellingham remains one of the most desirable places to live in Washington. More than 90% of residents rated our city’s quality of life as "excellent" or "good" in a recent survey.
